New rules for Owners and Tennants in NSW

The Residential tenancy Act  2010 comes into effect on 31st January 2011 and will have the following effect on both parties;

* Shared houses will be recognised and individual names can be added and removed from the lease. Individuals will not be responsible for arrears or damage if they give 21 days notice of their move

* Landlords that charge for water will have to make the property more water efficient

* Landlords can no longer insist on steam cleaning carpets when tenants vacate

* Landlords will not be able withhold approval for a minor or cosmetic nature

So how is this going to place the landlords now and will it be worth the effort to invest into this market for the future. Has the regulator gone too far towards supporting the tenant and not the landlords? Only time will tell what effect this has on the already housing shortage situation in Australia.
